Home SellersThere can be so many moving parts when selling a home that it is easy for home sellers to let “must-do’s” fall between the cracks. While a fast home sale requires doing everything right, home sellers will be well served to make a to-do list beforehand and then follow through.

If you are preparing to sell your home, make sure you check off the following tasks for home sellers.

Start with Google

Home sellers will want to start their process in the same spot as buyers: online. 90% of home buyers will begin their new home search by hitting the search engines to see what is available. Home sellers should do the same.

It is important for you to see what your online listing looks like. This tool will directly impact what buyers follow up as well as what their concerns could be. Take the time to double check the listing’s info for accuracy.

While you are online, it can also be worth doing a quick Google Maps’ search as well. Even though you won’t be able to change what shows up, you will be able to comment in your listing about any improvements that you made to the house since the street view was last updated.

Be Ready to Disclose

It can be in a home seller’s best interest to list any and all of the issues you have experienced since living in the home. When it comes to this task, no issue will be too small.

Home sellers should then take this list one step further by including how you solved the issue. And if the issue was not solved, you will want to make that known as well.

Being as upfront and honest as possible will save you plenty of time (and possibly money) down the road.

Be Social

Having a social media marketing plan before you even list your home can put home sellers in position for a fast sale. Leverage your home staging and professional photographs across your network for maximum exposure. Using video tours can help your home stand above the rest, so be sure to utilize whenever possible.

Be Detail Oriented

Buyers will notice absolutely everything starting as soon as they pull up to your home. For this reason, home sellers need to approach the process from the standpoint that there is no detail too small.

Make the effort to deep clean your home, repairing any dings and dents along the way. Avoid just stuffing things into closets and drawers as potential buyers will be sure to open and check.

Be Clear with What’s Included

It can be frustrating for a homebuyer to fall in love with a specific element that they think comes with the sale only for them to discover it is not included. This can even sabotage a deal in some cases.

To avoid this problem home sellers will want to be explicit with what is and what is not included in the home sale. For example, if you plan on taking your chandelier with you when you move, make sure that is clearly outlined for your buyers to understand.
