To really make a profit on a house home sellers cannot sink thousands of dollars on expensive renovations and hope to recoup the costs.  Yes, major renovations make homes look beautiful and draw in buyers. But they do not give one hundred percent return on investment.

To maximize investment versus return, home sellers should focus on the little improvements that make buyers love a house and want to make an offer.

Make The House Feel Large

Even a small home can feel spacious if a homeowner works at it.  Buyers are not always looking for the most beautiful home. A practical buyer will be concerned with where their furniture will fit.  They want to know that they can live comfortably in the home. Making the house feel large when walking through will help a buyer decide if they could live there or not.

This means sellers should start by removing unnecessary items.  This can vary from trash to large pieces of furniture that are in the way.  If it is not needed in a room, take it out.

To execute on this strategy, sellers will need to have an offsite storage area to place all of their extra items.  Do not store it in closets or the attic. Overpacked closets make a home buyer panic that there is not enough storage space.

If a room is especially small try opening the windows and placing mirrors.  This open layout and reflection of light will help to make the room feel larger.  Sellers will also want to be sure to take down any items that may remind a buyer of the family while also avoiding any décor that could be considered a risky choice.

A Clean House Sells

Every single person who has tried selling a house will hear that they need to clean before buyers walk through.  It is the oldest advice in the book. But that is because it works.

A clean house is one that buyers will find more attractive.  A dirty house will have them running away and never looking back.

Even so, a house that is ready to sell is not a typical clean.  A homeowner’s daily cleaning routine is not going to cut it. Scrub the windows, clean out the tracks, dust every corner of the room, and really look for any areas that dirt may hide.  Once the house is clean, clean it again.

While this seems like overkill it is simply too easy for a homeowner to overlook areas in their house that are dirty because they are used to seeing it every day.

Make It Home

There are moments where buyers decide to buy a house and they do not realize it.  Many want to replicate the home they grew up in if they are settling down to start a family or they see the perfect corner for a reading nook.  Even though sometimes what makes a person love a home is not on their must-have list, it is what seals the deal on the sale.

With this in mind, sellers need to make the house feel welcoming.  The buyers should feel like they are coming home. Which, with any luck, the house will be their home sometime soon.  

Add in plants around the house or in the garden.  Brew a pot of coffee just before they come or even bake.  Do not leave the mess behind just the lingering smells that comfort anyone when walking into a house.

Selling a house is not always about what renovations have been completed.  Buyers do like to see an updated house, but it is more important that the home is clean.  A well-organized and spacious home that allows them to imagine their own family living there will help to win them over.  Pair that with the smells and sights that welcome them in and offers will be flying in.
