Time To Sell

The real estate market is heading for a change.  While it has recently favored the sellers, the buyers are going to start to gain more power during negotiations.

A buyers market is great for anyone looking to make a purchase.  However, this does spell trouble for those homeowners who have been holding out to get maximum profit.  The steady increase in the value of homes is slowing and it may be time for homeowners to get out if they are ready to make a sale.

Finding the Right Time To Sell

Timing a sale is one of the hardest parts of the puzzle. Many people need to time the sale of their home with them closing on another sale to move into a new property.  This takes a very flexible buyer and seller. A homeowner looking to get the maximum profit from their house will want to end their sale as summer kicks off. They should prep their house in the winter and be ready to list as soon as possible in the spring.

The early parts of summer will have motivated buyers, fewer homes for sale, and higher offers.  Most homeowners that are able to complete a sale during this time see up to ten to twenty thousand dollars more in the final sale price of their home.

Avoid Those Renovations

Renovations are constantly something homeowners complete on their house and then regret after the sale.  If looking to renovate a kitchen or bathroom just to sell the property, do not waste the money. Renovations do not bring a high enough increase in the value of the home to make up for the money and time spent completing them.

Focus on the small changes or repairs that need to be completed.  If there are no repairs to be completed doing small renovations or updates to rooms can be beneficial without breaking the bank.  Painting a few rooms, refinishing the floors, updating handles on cabinets, and getting new light fixtures can make a room feel new without spending a lot of money.

Staging

The house needs to look good for home buyers to make an offer.  Staging a house can be done by a professional or by a savvy homeowner.  The important aspect of staging to remember is that no one likes a cluttered home.  While having plenty of seating is great there is no need to cram two couches and two chairs into one small room.  Take out some furniture and belongings to help the rooms appear bigger.

Always Take Professional Photos

Few people find homes to look for offline.  People love to scroll through the many houses that are for sale and look through their listing photos.  These pictures need to ‘wow’ a buyer and make them want to schedule a showing right away.

Having blurry or unflattering pictures of the house will not draw in interested buyers.  Always hire a professional to make sure the house is shown in its best light possible.

Getting ready to sell a house is stressful.  Sellers have a lot to think about when prepping.  Something that is very important is to find the right time to sell.  Selling at the right time can help a homeowner make $10-20,000 more on a well-staged home that is being advertised with professional photographs.
